The Vatican’s wealth has risen to nearly €2.7 billion, driven primarily by surging gold and real estate valuations, even as its annual operating surplus fell by more than 60% . The Administration of the Patrimony of the Holy See (APSA) reported that while the operating result dropped to €22.8 million in 2025—down from €62.2 million in 2024—net assets grew by €89 million to reach €2.686 billion . The 2024 figure was unusually high due to a one-time restructuring of the investment portfolio, meaning the 2025 results “represent a return to ordinary operating conditions,” according to Archbishop Giordano Piccinotti, president of APSA . The Vatican’s wealth was also found to be exceptionally large in 2024, totaling €3.6 billion, with real estate making up the largest portion at 40%, though it was not broken down in that year’s report.

The strongest asset gains in 2025 came from a revaluation of gold holdings (adding €40.8 million) and a rise in real-estate values (contributing €39.2 million) . The Vatican manages nearly 5,500 properties worldwide and has launched a three-year program to sell non-strategic properties, focusing on professional management of its real estate after a series of scandals, including a failed London investment that led to a major fraud trial . The Vatican transferred €22.7 million from APSA to help finance the Holy See’s operations.
